Choosing an agent that works well with you and your home search or sell is an important task. What to ask:
  1. Read the agent biography. Do they have similar interest to you? Are their skills in line with your buying or selling goals? Are their accolades in line with what you will be looking for in a home or the kind of property you will be selling
  2. Are they familiar with the area you are buying or selling in? 
  3. Is your preferred form of communication text, phone calls or emails? Make sure your chosen agent is comfortable communicating in a way that is convenient to you!
  4. Do you feel like he or she is a good listener? Do you feel that your goals, needs and desires will be heard? Will they keep what you desire in the fore front when assisting?
  5. Don't be afraid to interview multiple agents. You are essentially hiring them

Are you Viewing a Haunted House?


Over half of home buyers are willing to purchase a presumably haunted house. As surveyed by Realtor.com. Are you one of those special few who are brave enough to live among the "not so alive" crowd.

Flood Insurance, Do I Really Need it?

The flood season is here and with one out of every 5 homes not covered with Flood Insurance we want to give you the facts. The most active flood periods are from October through March, affecting all regions in the United States. 

FEMA updates flood risk zones regularly, so be conscious of what your home's risk is. But, take note that there are still risks of flooding, even if you do not fall in a "high-risk" area. You can check where your home falls on the risk map here.

If you have flood insurance, make sure you know what your policy covers. Some policies do not replace personal items. And others do not cover high value items if they are stored in the basement. Make sure you are familiar with the clauses within your Flood Policy.

School Shopping...I Mean House Shopping



The millennial generation is looking for homes to expand in. (millennials being individuals born between 1980-2000). Over 60% of home buyers overall will consider schools in their home hunt. 90% of which are willing to exclude specific wish list amenities in return for living in the desired school zoning. Buyers will pay upwards of 20% more than budgeted to achieve ideal placement as well. Websites like Realtor.com and Zillow are now including school rating on their home search results. If you or someone you know falls in this vast category, make sure they know how to acquire the necessary information.

Interview local residents in the area:
Ask them about their school experiences
What programs are available at the schools
How is transportation (bus routes)
Are there after school programs
Private or Public
How are the sports programs


Carteret County Schools
If you are looking to relocate to Carteret County, visit the Carteret County Public School site here. There are a total of 17 public schools from Pre K to High School. Carteret County Public Schools has a total of 8,587 students enrolled spending $8,884 each year per student.  Annual EOGs have shown that students enrolled at Carteret County Schools score higher in math, science and reading than the North Carolina average. GreatSchool.org gave this district an 8 out of 10 rating.  


Onslow County Schools

If your home search is within Swansboro, Jacksonville or other towns in Onslow County - you have a total of 37 public schools. For more information about Onslow County Public Schools, visit their website here Over 25,000 students are enrolled in the Onslow County School System. Annual EOGs have shown that students enrolled at Onslow County Schools score slightly higher in math, science and reading than the North Carolina average. GreatSchool.org rated this district a 6 out of 10. 

Home Improvements with the most Bang

When selling a home adding to the square footage allows the appraiser to make "higher adjustments" to the total worth of your home. 

Consider, most projects do not earn dollar for dollar what you put into your home. On average home improvement will make 20 to 30 cents on the dollar.

New Paint and Carpet
-The home begins at your front door! Try to spice up the color and make sure everything is in working order, the doorbell, handles are not loose, and rid of cobwebs.

-Freshly paint your walls, if you have bold bright colors that may not appeal to the masses try looking into warm designer neutrals to give the feeling of cozy comfort.

Overgrown trees and bushes create an unwelcoming dark appearance to your homes image. Your curb appeal is the first thing potential buyers notice when searching for a new home, even when they visit without an agent and do a drive by.

What is considered going green?
Energy savings adds an estimated 20 times the annual savings to the value of your home value- Appraisal Journal
This includes:
replacing old windows with more efficient models 
Upgrading appliances to eco friendly options, possibly including solar panels or solar can lighting and replacing your heating/air conditioning systems

Apply Fresh Caulking throughout your home
Replacing or Upgrading hardware on cabinets and doors
Replacing faucets

Just keep in mind, once a buyer sees one thing out of place they will be prone to look for every other thing they can find that may or may not have an issue. So be prepared and change/upgrade/remove any questionable items within your home, whether that be rickety stairs, blue carpet, or 1970s wallpaper. 

Remember the appraisal process is most heavily determined by homes similar to yours that sell. Any additions you have made to your house will be considered after the base selling price is figured.

Cast a Line on the Crystal Coast

 

Cast a line off a pier or in the surf


Fishing is a popular pastime for the coastal locals. From the White Oak River, creeks and inlets to the surf there is opportunity and fun to be had. No matter what time of the year it is there is always a fish to be caught so bring your fishing rods because you just might land a big one!

The most popular time of the year for fishing is during the fall months. The water temperature is starting to cool down and the days are pleasant.  You can fish in the surf, off a pier, or on a charter.  Just get your fishing license and pick up some tackle and bait from the tackle shop, seafood market or grocery.

 

Going out to sea

For the Crystal Coast, charter fishing is not only a leisure sport. With the bevy of tournaments held here, our sparkling waters are a playground to many sport fishers around the world. Underwater beauties such as Giant Blue Fin Tuna, King Mackerel, Marlin, Sailfish and Wahoo are popular trophies. Smaller fish that are caught in deeper waters include Red Snapper, Grouper, Triggerfish and Sea Bass.  There are many charter services in the eastern end of the county that will offer half day, full day and speciality fishing charters. Speciality charters can include Sportsfishing, Shark Fishing and even Mahi-Mahi.  Spending the day miles out into the Atlantic Ocean and surrounded by water, just waiting for that “big one” to take a bite... vacation doesn’t get any better than that! Many charters include your meals for the day and can accommodate several people, so you can make memories with your whole family.  Try a charter fishing expedition while you’re here for an exciting and unique experience.


 

September, October and November

Surf fishermen can expect to catch Red Drum, Flounder, Pompano, Sea Mullet and Bluefish. Live bait is best for catching Red Drum and Flounder. Shrimp and sand fleas are fantastic for Pompano and Mullet. Larger fish such as Spanish and King Mackerel can be caught from the pier during September and as we move through October Bluefish, Black Drum and the famous Spots are present and plentiful. November brings Speckled Trout and Puppy Drum to the surf and pier. Bottom fishing offers a variety of fish throughout the fall season including Puppy Drum, Black Drum, Bluefish, Puffer, Pompano and Sea Mullet. Shrimp bait for bottom fishing is the ever popular bait.

 

December, January and February

Fishing begins to slow down as the water becomes cooler. But when the winter is mild and the days are sunny, fish can still be caught. Fishing off the surf can bring in Sea Mullet and Puffer fish using shrimp bait. Red Drum can be found near the beachfront and inlets with Gulp bait or lures. Speckled Trout are mainly found in creeks and Jason says he has found they love Gulp Jerk Shads and Zoom Flakes.

 

March through August

Sea Mullet and Puffer fish start moving back in during the spring once the temperature starts warming up. During the early part of Spring, Skates are caught by using double hooked shrimp in the surf.  Summer is a great time of the year for fishing and as the heat progresses there is always something different to be caught. During the early part of summer, surf and pier fishers can expect to land smaller Spanish Mackerel, Bluefish and maybe a Flounder or two. Marie and Jason have the best luck with Red Drums in the marsh during the early summer and in the White Oak River near oyster bars using live bait. Mid-Summer offers Sea Mullet and small Flounder as well as possibly catching Tarpon with live bait from the pier. 

Moving through late-Summer and into early Fall we see the Spanish Mackerel, more Bluefish, larger Flounder and Speckled Trout moving in. Using Gotcha Plugs and diamond jigs for small Spanish Mackerel and Bluefish is Jason’s recommendation, although Bluefish will bite at Shrimp bait as well! Summer is a great time of the year for bottom fishing. There is a nice variety throughout the season that includes Sea Mullet, Croakers, Pompano, Black Sea Bass, Gray Trout and Gag Grouper.

Fishing is wonderful way of passing the time and enjoying the outdoors. Fish are plentiful in our beautiful Emerald Isle area and no matter what time of the year there is always someone fishing. As you are planning your vacation, be sure to add your rods to the list of items to pack along with your fishing license. If you don’t already have one, that’s okay. The local tackle shop provides fishing licenses for a very small fee.

Where to get a NC Fishing License


Everyone 17 years of age and older are required to have their own individual North Carolina Coastal Recreational Fishing License (NC-CRFL).  Anyone, regardless of age are required to abide by the states’ recreational size and possession limits. Some licensed piers such as the Bogue Inlet Fishing Pier and Oceanana Pier require you to purchase a pass to use their facilities and because of this their pass may cover your NC-CRFL.

Exploring with the Locals:  Cape Lookout National Seashore



The Cape Lookout National Seashore consists of 56 miles of beautifully undeveloped coastline stretching in barrier islands from Ocracoke to Beaufort Inlet. Visiting these pristine sands is a great way to immerse yourself in the history and breathtaking scenery here. Bring your family (even your dog!) and come explore the Cape Lookout Seashore together!

Spending a few hours

Stop by the Harkers Island Visitor Center where you can explore the exhibits, watch the park film, walk the nature trails and more. At the Cape Lookout Lighthouse, you can soak up the sun and salt water on the beach, venture into the Keeper’s Quarters museum and climb to the top of the lighthouse for spectacular sweeping views of the coast from 160 feet in the air. On Shackleford Banks, you’ll find a sheller’s delight; conchs, sand dollars, whelks and even the state shell – the Scotch Bonnet! It’s also a great spot to relax and watch for wild banker ponies. In Portsmouth Village, take a step back in time with a guided tour of the village, the Salter House and Visitor Center.

Playing the whole day

With an entire day, you can plan an extended trip such as a short kayaking session or a private ferry tour of the seashore. You will have ample time to search for horses on Shackleford Banks and explore down to the point of Cape Lookout. Along the way you’ll see a variety of shorebirds, find a treasure trove of seashells and you’ll want to watch for dolphins and whales along the way.

School Districts are top priority for buyers

On Realtor.com, a study was conducted to see how much weight schools have in the home-buying decision. The results show that school-district boundaries do impact the buying decision for more than 60 percent.

Realtor.com also found that home buyers are willing to pay more and give up certain features for a home located in their district of choice. These buyers are especially willing to give up access to shopping and nearby parks and trails, among other amenities, to reside within the school-district boundaries of their choice.
